Home Remodeling & Custom Building in Sudbury, MA
Thirty Years of Thoughtful Craftsmanship in One of MetroWest’s Most Established Communities
Settled in 1638 and still defined by its stone walls, conservation land, and winding country roads, Sudbury is a town where history and modern life share the same streets. The housing stock reflects that blend: antique colonials along the Wayside Inn Historic District, mid-century ranches and split-levels from the postwar suburban boom, large colonials built during the 1990s subdivision wave, and newer custom homes on generous lots throughout North Sudbury, South Sudbury, and the Willis Lake area.
Platt Builders has worked extensively across Sudbury. Our portfolio here includes everything from sophisticated suburban kitchens and spa-quality primary baths to full whole-house transformations that take a cookie-cutter subdivision home and turn it into something distinctly personal. As an employee-owned cooperative, every member of our team has a stake in the quality of your project.
Since 1992, we’ve helped homeowners across Massachusetts renovate, expand, and reimagine their homes with careful craftsmanship and creative problem-solving. We listen, we plan, and we build it right.
Additions
Sudbury’s generous lot sizes make additions especially feasible. We design sunrooms, primary suite wings, family room expansions, and screened porches that respect the home’s original architecture and the surrounding landscape.
Custom Homes
For ground-up builds on Sudbury lots, we provide full design and construction for custom homes that fit the town’s established character while delivering modern performance and livability.
Renovations
Our Sudbury portfolio is full of whole-house renovations, from updating 1990s subdivision colonials to transforming cookie-cutter floor plans into custom, personal homes.
Kitchens
We’ve built kitchens across Sudbury that range from sophisticated suburban layouts to white-and-grey marble showpieces. Designed for how families actually cook, gather, and entertain.
Bathrooms
Sophisticated spa bathrooms, walnut primary suites, main-floor multi-taskers. We design Sudbury bathrooms for comfort, function, and lasting quality across every era of Sudbury home.
Outdoor Spaces
Porches, patios, decks, and screened rooms designed around Sudbury’s wooded lots, mature trees, and New England seasons. Extending living space into the landscape.
Laundry + Mud Rooms
Practical, beautifully crafted spaces for New England life. Sudbury families come in from muddy trails, lake days, and winter weather. We design laundry and mud rooms that handle all of it.
Home Offices, Basements + Other Spaces
Dedicated home offices, finished basements, craft rooms, and flexible spaces. Sudbury homeowners increasingly work from home and need rooms designed for that reality.
From practical garage additions to finished spaces above, we build and renovate garage structures that complement Sudbury’s residential character.

The Home Styles and Remodeling Challenges We See Most in Sudbury
Sudbury’s housing stock tells the story of a town that has grown in waves while holding onto its rural character. Incorporated in 1639, Sudbury has antique homes dating to the late 1700s scattered along its oldest roads, often protected within one of the town’s four historic districts. These homes carry the beauty and the challenges of true antiques: period detail worth preserving, structural quirks that require specialized knowledge, and mechanical systems that often need full modernization.
The postwar era brought Sudbury’s first suburban boom. Ranches, split-levels, and modest colonials from the 1950s through 1970s fill many established neighborhoods. Well-built for their time, these homes typically have compact kitchens, small primary suites, and closed-off layouts that don’t match how families live today. Opening floor plans, expanding primary suites, and adding functional mud and laundry rooms are the most common requests.
The 1990s brought the largest wave of development. As demand grew, Sudbury saw major subdivision building: larger colonials, center-hall designs, and traditional homes on neighborhood-scale lots across North Sudbury and South Sudbury. These homes are structurally sound and spacious, but the kitchens, bathrooms, and finishes are now 25 to 35 years old. Many of them were built to a builder-grade standard, and homeowners who bought them are ready to transform cookie-cutter floor plans into something distinctly personal. A significant share of our Sudbury portfolio involves exactly this kind of work.
More recent construction from the 2000s forward includes custom homes on larger lots, waterfront properties along Willis Lake, and premium new builds in enclaves like Willis Hills Estate. Even these newer homes eventually reach the point where kitchens, bathrooms, or outdoor spaces need updating to match evolving tastes.
And because Sudbury lots tend to be a full acre or more, with many properties sitting on two or more acres, additions and outdoor living expansions are especially feasible here. Sunrooms, primary suite wings, family room additions, and screened porches all have room to breathe.

Sudbury Permitting and Historic District Expertise
Sudbury has four designated Historic Districts: the Town Center District, the Wayside Inn District, the King Philip District, and the George Pitts Tavern District. If your home sits within one of these districts, exterior changes including additions, architectural features, landscaping, stone walls, signs, and color features require review by the Sudbury Historic Districts Commission before a building permit can be issued.
Notably, the Wayside Inn District enforces a five-acre minimum, a regulation that reflects Sudbury’s commitment to preserving the character around one of the nation’s oldest operating inns.
Beyond the historic districts, standard building permits for structural work, electrical, plumbing, mechanical, and site work are handled through Sudbury’s Building Department. Zoning, setbacks, and lot coverage requirements vary by district and are especially important for additions on older homes with non-conforming lot lines.
We’ve been building in Sudbury for decades. We know the process, we know the commissioners, and we handle it all so you don’t have to.

Frequently Asked Questions: Sudbury, MA Remodeling
Q: Is my Sudbury home in a historic district?
A: Sudbury has four historic districts: Town Center, Wayside Inn, King Philip, and George Pitts Tavern. If your home is within one of these districts, exterior changes require Historic Districts Commission review. We confirm district status early in every project and manage the review process if applicable.
Q: How long does a whole-house renovation take in Sudbury?
A: Most large-scale Sudbury renovations take 4 to 8 months of construction. Historic district review and permitting can add time to the front end, which is why we begin those steps as early as possible.
Q: Can you add on to my Sudbury home?
A: Often yes. Sudbury’s generous lot sizes, typically an acre or more, make additions especially feasible. We evaluate setbacks, lot coverage, and any historic district considerations before design begins.
Q: Can you transform a 1990s subdivision home into something more custom?
A: This is a significant portion of our Sudbury work. Projects like Cookie Cutter to Custom demonstrate how builder-grade floor plans and finishes can be reimagined into something distinctly personal and high-quality.
Q: Do you build custom cabinetry for Sudbury projects?
A: Yes. Platt Cabinetry, our in-house shop, builds custom cabinetry and millwork for every project. Clients are welcome to visit our 14,000 sq ft facility in Ayer to see the work in progress.
Q: Are you based in Sudbury?
A: Our headquarters and cabinet shop are in Ayer, about 25 minutes away. Our project managers are on-site throughout every Sudbury project, and we’ve built extensively in this community.
